Cellar locationa family-owned and operated Tex-Mex restaurant, will open in a 3,308-square-foot space next to Chimichurri’s South American Grill in September. Bad hubs, an ax throwing club featuring eight indoor ax throwing lanes, drinks and food, will open in a 3,021-square-foot space between Sharky’s and Chimichurri’s in October. Keen Realty is providing property management and McAlpine Interests is handling leasing services for the waterfront village.
InLite Capital, a private investment firm based in Sugar Land, has purchased 77 Sugar Creek, a 143,410-square-foot office building in Sugar Land. Rick Goings, Marty Hogan and Will Sledge of JLL Capital Markets brokered the sale for seller CWCapital, in collaboration with online commercial real estate auction platform RI Marketplace. The six-story building at 77 Sugar Creek Center Blvd. It is 66 percent leased.

Bad ass coffee in Hawaii Expands to Texas with a café with drive-thru at 12904 Fry Road, Suite 400, in Cypress. The café, which serves Hawaiian coffee and a menu inspired by the Hawaiian Islands, is the first of 10 stores planned by franchisees Heath Rushing and Kyle Price. Founded on the Big Island of Hawaii in 1989, the chain has grown to 30 franchise locations in the United States.
